Job Description:
Position Summary
Provides expertise in documenting, directing and gathering consensus, and responding to lease-related legal events as well as data and legal file management.
Main Accountabilities
In addition to following Chipotle’s policies and procedures, principal accountabilities include, but are not limited to:
• Interpreting and abstracting complex lease language into Accruent (SLIM- Strategic Lease Information Management) lease management database. Collaborating with other departments on data management issues, systems, and procedures to ensure that database is accurate and suitable for report generation.
• Working closely with Renewal Administrator, Lease Administrators, and outside counsel to draft real estate amendments that incorporate business points and that guarantee integration with lease management data and affiliated lease documents
• Reviewing and preparing estoppels, SNDAs, and similar documents that affect Chipotle’s real estate portfolio and ensure protection of Chipotle’s interests
• Establishing “best practices” regarding document control processes
• Reviewing communication related to real property, including default letters, notices of violation, requests for information, and requests for changes to legal documents (amendments, etc.); and evaluating responses to ensure timely resolution
• Providing assistance with interpretation of legal documents to assist with disputes and matters related to rent, common area costs, tax costs, and property management issues
• Working closely with outside counsel regarding status of landlord litigation matters and communicating to relevant departments
• Reviewing real estate legal files to identify, manage, and communicate business risks and opportunities
• Undertaking special projects as directed
Qualifications
Education/Training
• B.A. in a related field or an equivalent in education and experience
• Completion of a certified paralegal or legal assistant program or equivalent experience in a related capacity
Knowledge/Skills
• Strong knowledge and proven experience in drafting and reviewing commercial real estate documents related to asset management
• Ability to understand and interpret complex commercial lease concepts and terminology
• Excellent written and verbal communication skills, including the ability to clearly and concisely articulate legal concepts for a lay audience
• Demonstrated strong organizational, analytical, and problem-solving skills
• Ability to possess a high degree of customer-service focus
• Ability to work independently, collaborate/coordinate with multiple groups, and handle multiple tasks concurrently
• Expert accuracy skills, and the ability to be detail oriented while maintaining a sense of urgency
• Expert knowledge of and the ability to use various computer applications including Microsoft Office Suite (Word, Excel, and Outlook)
Work Experience
• Four (4) years experience handling sophisticated commercial real estate matters with emphasis in Real Estate, Lease Management, or Legal
• Multi-unit retail experience a plus
• Experience in a corporate retail real estate/legal department, commercial property management firm, or law firm strongly preferred
